Well, everybody is both excited and full of dread about moving, about selling a home and then buying another one. My wife and I are no different in this respect but we discovered during this last transaction that things are indeed changing in the real estate profession and that some agents are on the cutting edge and others just don't get it. What they don't get is that the world wide web is changing the nature of the real estate business. What they don't get is that buyers can be more proactive than ever before, looking at properties soon after they list with the MLS and getting right out there into the real world with their agent to track down the ideal home.

Now, there are a few agents who know what the future is bringing (has already brought) and one of them is Kirk Eddy. He has a web site that is closely monitored and through which he responds to emails very promptly. He encourages buyers to scour in just the way he scours for the buyer, and then he goes that extra mile for the buyer. Let me tell you what happened to Donna and me. We saw many houses with Kirk over a number of weeks. We even put in a few offers on places that seemed pretty wonderful to us. One of the offers failed because the owner needed to take care of some important well work and just couldn't accept it. And another offer we made was signed back to us a bit high. Even though it was high, we decided to accept the sign-back and told Kirk. He listened and said okay but kept on searching for us because he sensed that something wasn't quite perfect for us. On the morning we had to decide to accept the house sign-back (before the noon deadline) Kirk phoned me and said: "You're going to want to shoot me because you've basically got this house already and if we let the thing carry through, it's yours….. but I've just got this new house off the hot-sheets and if you guys can get up here (Pefferlaw) from your place (Toronto) before noon, I really think you want to look at this listing." Well, we didn't think we could make it in time but we piled the kids into the truck and took off and we did make it just in time, and Kirk was dead-on. The house was even more what we had dreamed of having and listen to this! A better price than the one we had decided to go for. We let the other offer lapse and while it was lapsing Kirk was on his cell to his partner having a new offer made up for us on the house we now own.

So, there are some agents who go a mile and there are others who go an extra mile. And there are some agents who don't know what a powerful tool the world wide web is, for both the agent and the vendor/purchaser. And there are others who know and are on the cutting edge.
